While todays market is still hot, it is common for a "Summer Shift" to occur during the summer months. We are already starting to see a small shift, in May the average days on market for a home was 4 days, whereas in June it was 7 Days. This may seem like a small shift, especially if homes are still selling over asking. But, if you look June of last year, the average days on market was 19 days, and none of the homes listed sold for over asking. If we were to start trending down towards more of a buyer's market, and you were planning on waiting to sell, could you afford to leave money sitting on the table?
